BTW -- the Episcopal Diocese of San Joaquin (based in Fresno, California) has voted to leave The Episcopal Church -- our Presiding Bishop (a woman -- the Diocese of San Joaquin does not allow women priests) has told them that they can't -- people can leave, but the diocese is part of the church -- the property belongs to the national church -- this will be an ugly court battle, I fear

Moonbats,
Tonight, slip into sleep unnoticed. Wander about for a long time in that kingdom before you are ever noticed. Slip like a swamp fox into the still waters surrounding sleep's cypress. Move like a shadow through the dark landscape of dreams. Whenever things threaten to notice the lack of light, divert their attention.
There's no moonlight at all tonight to give you away.
Slip in, get what you need, and slip back into the land of the wide awake before you've been noticed.

Question: Can't mortgage holders choose not to foreclose? It's not as though foreclosing on defaulted debtors is a foregone conclusion.
Wouldn't it be a better deal, in many cases, to try to deal with the present owners than try to foreclose and unload the property in this market...?

The expression "exurb" (for "extra-urban") was coined in the 1950s, by Auguste Comte Spectorsky to describe the ring of prosperous rural communities beyond older than suburbs, that are commuter towns for an urban area.[1] Most exurbs serve as commuter towns, but most commuter towns are not exurban.

Today's exurbs are comprised of small neighborhoods in otherwise bucolic areas, towns, and (comparatively) small cities. Some lie in the outer suburbs of an urbanized area, but a few miles of rural, wooded, or agricultural land separates many exurbs from the suburbs.
Darryl, yeah, apparently you've got them out there as well.
Sallyh, Grandmere Poissonniere |

A commuter town or exurb can also be known as a bedroom community (Canada and U.S usage), a dormitory town (UK Commonwealth and Ireland usage), or less commonly a dormitory village (UK Commonwealth and Ireland). These terms suggest that residents sleep in these neighborhoods, but mostly work elsewhere.

Often, however, commuter towns form when workers in a region cannot afford to live where they work and must seek residency in another town with a lower cost of living. The late 20th century Dot-com bubble and United States housing bubble drove housing affordability in Californian metropolitan areas to historic lows, spawning exurban growth in adjacent counties. For example, most cities in Riverside County, California can be considered exurbs of Los Angeles and San Diego. As of 2003, over 80% of workforce of Tracy, California was employed in San Francisco Bay Area.

Some people are deaf to certain pitches -- my Dad (very against socialized medicine) got some practically free hearing aids through the Veterans Administration (he EARNED the right fighting the Japs) & when he puts them in their case the feedback makes a sound like ringing bells (I thought it was some alarm in the bedroom) -- neither he nor my mother could hear a thing! That 500K home. Is that just an average house or is there some added value to it?
Just trying to make a comparison.
In San Antonio,
I have a 2600 Sq.Ft., 4 Bedroom Home here on a third of acre, 40 yrs old. A few issues but nothing major. Within an excellent school district, near proximity to our major medical complex, shopping etc. Low crime comparative. Established neighborhood of professionals or mid-range or above skilled trades, middle class retirees. The house cost me 125K four years back.
Now given the difference in location and escalation in cost?
What exactly is a 500K home up there?

In the movie biz, the make-up people work with the camera-people. Different colored make-up for particular frequencies of light... so the characters look natural.
And it's all a science.

Talked to my friend tonight who just moved to a gated community near Chapl Hill. They've very republican. They were unprepared for the drought, but to their credit, they actually are finding ways to conserve the water: turning the shower on and off, not watering outside (their landscaping is dead or dying), collecting whatever they can when it has rained.
They are very, very concerned, because they were told that the rainfall always increased in the fall.
Not this year.

res ipsa I made the same mistake.
Instead of getting on the D I was going to walk to Prince and take the R and went in the wrong direction.
Ended up going to Waverly.
Why did that Apple guy tell me that store was open 24 hours?
He probably meant the 59th St. one.

Dr. Mrs. sdf embarked on an ambitious project to do paint a few rooms in our house soon after we bought it 1 1/2 half ago (it is an old, enchanting, but strangely configured house). But after trying a bunch of samples she couldn't quite find the right one. Between two new jobs, having a second child and whatnot we have been living with multi-colored patches of paint on our dining room and bathroom walls for most of the year now.
It's very postmodern.

My staircase railing project is still in the state I left it about three years ago. Mostly stripped but not completely. I'm never going to finish it as it is the most hateful work I have done. But it looks like shit.
The house is a puller-down in this area which makes me despondent about putting any real effort into it.

Hey, my high school boyfriend's older brother had one of those. My beau used to borrow the brother's van and come pick me up. Daddy res would go outside and say, "If you think my daugher is getting in that thing, think again." He would go home and get his father's Cadillac, pick me up, and then drive to his house, where we would get the van. Then we used to take it to the beach, back it up to the water, open the doors, light a fire on the sand, and make out.
Good times.

A related phenomenon is common in the resort towns of the American West, which require large workforces but place an emphasis on building "McMansions", and other expensive housing. For example, the resort town of Jackson, Wyoming has spawned several bedroom communities nearby, including Victor, Idaho; Driggs, Idaho; and Alpine, Wyoming, where the majority of the Jackson workforce reside. Many of the workforce who serve The Hamptons also reside in communities more modest and more suburban than their workplace, giving rise to a daily reverse commuter flow from more dense to less dense areas.

"Forecast" will be a quaint-term. The atmosphere is a heat engine. The more heat (fuel) in the engine... that faster it goes (positive feedback). More extreme weather events are expected ...often swinging from one to another very quickly.

Thanks, but not until recently. This place was totally traditional until I started ripping it apart about a year ago. For some reason I just wanted (a) less stuff and (b) something completely different.
Sister res was up here the other day and asked if I'd had a brain transplant.
It is gonna look cool, though (literally and figuratively).
