When did these bad lending practices really start to take off? Around 2001-2002. That's about when prices got so high on the East and West Coasts that the vast majority of people could not afford to buy homes using normal lending criteria. How to keep the gravy train rolling?
*Adjustable loans with low, low "teaser" rates scheduled to adjust in 2-5 years. Nobody worried too much, housing was going nowhere but up right? You could alway sell or refinance if need be. What could go wrong?
*Little or no down payment required.
*No doc "liars loans", all you had to do was declare your income, no tax returns necessary.
The motivation was not avoiding lawsuits as 3 Wood says, but rather sheer greed. Everybody made their money and passed these "gold plated turds" on to the next guy.

Home values will continue to crater where these crappy, exotic loans were popular (pricy East and West Coast areas), and foreclosures will continue to snowball in those areas. A giant tribute to the former Soviet leader Vladimir Lenin made from thousands of trees has been spotted on Google Earth.
The message, which translates as "Lenin is 100", was cut into a forest in a remote region of Siberia. Each letter is around 80 metres high, and the entire message stretches for 600 metres.

I think it's a good rule of thumb never to give the state more power.

There's nothing to undo. Just wait. House prices will fall, and, when they do, people will actually be able to afford them---without ridiculously high mortgages.
It's either that, or simply start burning houses, down, which you know they're not about to do. And if they don't sell them to somebody, then squatters are going to move in. I don't think they're about to do that, either. So, eventually, they'll sell these houses, to those who can really afford them.
Seriously, unless they just step back, and allow the free market to work here, they might as well throw in the towel for good. If the government bails out the bad loans now, there's never going to be any tightening of rules, or change in policy, because that's not how the government works. The bad situation will just keep getting worse.
