Excellent ideas. I am originally from Pasadena but now in Bucharest, Romania - where the city is in the midst of a drive towards sprawl. Your ideas have relevance here as there are many "no go" central areas that could be developed "green" and would benefit from the responsibility and pride that ownership brings. Best of luck. - Steve
