It's only a matter of time before 64th Ave gets zoned commersial all the way to Glover Road imo. We might then expect that whole sector of farm land to the west of Glover Road to get chipped away and developed after that.

If anybody is looking for something that smells rotten, there's no need to go as far as Denmark. The trail can be picked up right at the door of the ALC as far as I'm concerned.

I guess it's just a coincidence that with nearly every attempt to take land out of the ALR, it's either the government or some FAST BUCK artist behind it. Come to think of it, there's not a lot of difference between the two, and they are often joined at the hip.

Gravatar Article in the Langley Times today about a study by the Federal Government completed in 2007:
http://www.tc.gc.ca/mediaroom/re...7- gc024e.htm#bg
It talks about the Glover overpass, mentions that it goes to 216th, etc. Was this a done deal way back when? Just released now?

Gravatar Sharron,
Good digging! The link you refer to was a news release dated June 28th 2007. Who knows how long before that date the route was decided? It clearly identifies the crossing at 64th ave and 216th St as the one that was chosen. This is further evidence that the residents of the TOL were intentionally left out of the loop when this plan was hatched. In my opinion this is enough evidence to indicate a grab of ALR land was planned long ago. Considering the better option at the Bypass intersection, it leaves no other conclusion in my mind.

Gravatar "Description: The Mufford Crescent / 64th Avenue project includes the closure of the existing Mufford Crescent and re-alignment along the 62nd / 64th Avenue corridors. A grade separation would cross the RBRC and Glover Road, and extend to 216th Street. This road re-alignment and grade separation is expected to provide substantial traffic relief on Mufford Crescent and the Langley Bypass. This project is in a relatively advanced stage and it is anticipated that it will be complete within five years."

According to the study, it states that at the time of this publication (Jun2,2007) the project was in an advanced stage. This whole thing was planned without ANY input/consultation from the taxpayers. No wonder the Synovate Poll was misquoted and the open house questionaire results "spun" to show acceptance.
This also expalins why the "group of 6" had NO intention of changing thier vote, regardless of information provided. This could be fodder for a lwsuit.

Horny Toad

Gravatar I was flabbergasted when I read it. The Langley Rail Task Force, that the report refers to had MP Mark Warawa on it and I think previous Mayor Kurt Alberts. I had never heard of this. Anyone else heard of it?

Gravatar I think that's the whole point Sharron. They did not want public attention given to the fact that the ALR was being looted. Meanwhile the ALC is still waiting for the township to meet certain cnditions we are led to believe. OH YA, THAT'S A GOOD YARN FOR THE SUCKERS. This was a done deal the minute the insiders all agreed on this plan IMO.

Gravatar Its one more of those slippery, oozy deals entered into by the previous Mayor's Council., and holding it close to their chest to prevent any opposition.....it should have been brought to the stakeholders(aka taxpayers)attention immediately but that was not their modus operandi.

Gravatar And here's a copy of the slide show to council:
http://www.slideshare.net/jgabat...erpass- solution
from February, I think, but please look at page 4 which shows the conceptual alignment - dated October 2004 - but the open house didn't happen until this year. We've been snookered by all levels here - this alignment was the one of choice no matter what the taxpayers said! Shameful.

Gravatar What's also shameful Sharron is the fact that Mayor Fassbender sits on his ass and does not object to this out-of-control train traffic growth. The fact that his city's livability will suffer enormously seems not to faze him one little bit. Unfortunately Mayor Green has had to stand alone against the heavy hands of the railway and big government.

According to one of the charts on Sharron's link, by 2012 the railway crossing will be blocked at all crossings for about an hour per day. Also according to the slides, during busy hours the gridlock remnains 4-5 minutes after the crossings are opened due to residual traffic clearance problems. So we have a situation where commercial enterprises have a loss of mobility in the immediate area that can easily result in 1 hour of lost time for staff and vehicles during working hours. This situation will not encourage new business in parts of both Langley municipalities, and it is a stated fact that the tax base is already short on commercial input in both cases. I think we are also short a number funchioning brains on both municipal councils. Watch a few video links illustrating the pathetic performances of certain councilors if there are any doubts.

Readers may also note that the slide show refers to the benefits to the railway mostly, and uses safety to justfy why the public should also benefit. My god, if they are truly concerned about public safety, put the railway traffic route where it will interfere the least with people. There is no doubt about where that route should be.
