Gravatar Once again, it must be said, if we face higher taxes, we want more value for our dollar. My property was assessed at $435,000 this year, up from $380,000 last year and $325,000 the year before. All that and I am still not even hooked up to the GVRD sewer system. The least the township could do with the constant tax increases is send a truck around every 2 years and suck my septic tank. LOL!


Gravatar Your very lucky you had only a 14% increase. Tons of other mature long term residents in Langley who got more than 23% property value increase will give Township tax coffers an additional $2.77 for every additional $1000 above the average tax rate in Langley this and every year after. We should thank them for this especially since they are now also contributing 5% more thanks to The Alberts Council slate, which unfortunately also includes rookie Cllr Jordan Bateman, who led the 5% tax hike and just about all voted for it yesterday.

Gravatar It's really not a great comfort, but this council was heading for a larger increase in taxes, and might well have done so without the 2 councilors that are not part of Alberts' band of head nodders.

Actually property values will keep going up no matter what. For instance look at the property values in the interior ghost towns where they have nothing and no improvements they have gone up a whopping 82% average in the last 2 years.

Further more, I would just as soon my property value didn't go up if it means I'm going to be taxed out of my home and familiar area where all my friends are. Fortunately I have been able to live on my budget, (something which the majority of couuncilors do not seem to understand for the common folk),and I haven't had to rely on my home as an INVESTMENT, as you may or may not be implying.


Gravatar Council sets the tax rate, not the BC Assessment Authority.

As is evident this year: property values have increased significantly more than the rate that Council has established for property taxes.

The municiple mill rate is based on the municiple budget.

Why is this so hard to figure out?
