My goodness, all that sounds incredibly daunting to me -- as I'm the type who needs someone else to build my IKEA furniture for me. Honestly, yes, I'm that pathetic :P That's why muchos kudos to you for doing this... good luck with the permit thingie though! And as for the cost... should be well worth it at the end, yes?
It will be. Like I said, the interior is going to be fab. A big games room (which I already have planned out the home cinema for), big utility room, nice large luxurious ensuite to our master bedroom, and some much needed storage in the roof. Can't wait for it to be finished, its just living with the middle bit that's a pain. TB

why are you worried about the flat roof? Is it durability? There are some good products out there that are pretty tough - Sarnafill is the main one in use at the moment.
As for package treatment works - try a Copa SAF plant - quite and produce very good effluent. Don't necessarily rely on your architect to do the building services, it may pay to employ a building services engineer as part of the design team to help find the best, and most econmical, solution.
Also, whilst you are obviously an experenced Project Manager, dealing with builders is a whole different ball game and I would recomend emplying either your architect or an Employers Agent to protect your interests and manage the builders.
Oh, I've already queued up the architect to project manage. Tried that before and didn't have such a fun experience! Will definately check out Copa, hasn't been on my list to date.
The issue with a flat roof is both past experience, and design. I know materials have moved on a lot, but we already have one expance of flat roof on the house, and it has been a nightmare. Also, this is a lot, I mean a lot of flat roof, more than I'm comfortable with from a design perspective. Its going to be OK I think, overall, but its just ... well, more. TB
