suggest you ask why it closed last time before you buy it (OK bleedin' obvious question that). I am always a bit suspicious of these things, locals can effectively close you down just because you aren't local or if it's a tourist place then you of course have a few months to earn your yearly wage. It is a bit of a tradition 'opening a pub', but you wouldn't think about buying a manufacturing company or an advertising company because you don't know the business (especially a failed one), so my two penneth is to say, don't put all your eggs into a business someone else has already failed at or about which you know little. if you think pubbing is for you then suggest you go for a job as a pub manager for one of the breweries. If it really does suit then stick your hard earnt in, if it doesn't then all you have lost is a wage, not your nest egg.

Thank you Mr BW. I'd be a local if we take the pub in Newbiggin as I'm from there and Mum and dad still live there. The last landlady ran off with all the takings after having an affair with a man from the town. The pub had an 'undesirable' element before it was shut. I used to go to scooter-boy discos at this pub when I lived there so there is a nostalgia element. As it's been closed and boarded up for over a year I think we'd be able to screw the brewery for a good deal (including a refurb inside) but I would never sink everything I had into such a venture (i may gamble one fifth of it though).

Answer to your last question is - depends on your acting ability, and your GP
(you'll only ever get a month on a first certificate though).

I feel the same - only my job was never what it claimed to be from the jd (I asked at interview and they lied - at least thats what I feel). Nothing worse than it being january and having a crappy time at work.
Consider your dreams - they sound good! I keep thinking I'd like to open a shop and sell coats, bags and stuff that I design. Or I'd like a tea shop and bake cakes all day. Or I'd like a bar/eating place that was exactly the night out I'd like (big sofas, cocktails, bar entertainment in the form of a cabaret show). But I'd never be brave enough.

A note of optimism re. closed pubs: our last local in London was the worst dive in Finchley for years. Its history culminated in the landlord dropping dead off a barstool one night, and then six months of attempts to evict his daughter, who carried on running a "pub" with stock bought from the corner shop's special offer lager section.
One refurb and two changes of manager later, it's one of the nicest pubs I've ever been in, and I was sorry to leave it. It's poached a lot of regulars from other pubs, and is doing really well.
So it can be done. Good luck - nothing ventured, nothing gained, say I. Burning your boats can be very, very therapeutic.

How about opening a bar in Fort Lauderdale - on the beach? It's really overdue. Next year, when we check out of the wretched little city, and divide our time between NYC and Fort L, we too will be looking for a new venture.
