I am trying to understand your market.
It seems that some areas have turn up in median price. However, it seems that almost all have rising days on market. Would you say that the market is hard down, moderately down or is it flattening out?

I personally think we're more of stabilizing rather than getting back up. We're on track, but as far as getting back to proper sales, we're just not there yet.
