Hi Geno,
Great post. I was in Chicago in September '06 and I fell in love with it.
A question for you.
Why avoid listings and only work buyers? I do both and in my market aggressively priced listings move.

DVR, the Buyers are much less represented here. Prices in this market still aren't that aggressive, I've found.

But can't you list them at an aggressive low price to attract buyer? (We may have a different system than you in regards to buyers)

Designated Buyers Agents are popular in Chicago while Shorts and Foreclosures aren't that prevalent here...yet.
