About the condo thing... don't let the seller play games with you. If everything isn't happening on time (accepting offers, closing, moving stuff out), walk away. We sure wish we had.
If the furnace, AC and water heater have to be replaced within 2-5 years, that adds another $11,000 to what you'll have to pay.
Check for water damage.
