Make sure to use some spray foam around any place that has a pipe or outlet outside. I alos used it when i replaced carpeting and foamed underneath the drywall to floor to fill the gap. Tankless heater save alot of money so that would be next one i would do. The rest of your list sounds like mine. I bank at hsbc instead because they have online savinbgs like yours but bank close to my home.
