This makes me wonder about the "iron law of urban decay" and how a system,structure,economy can be designed to fail for a specific outcome. The week after I got back from Stockton there was an MMA event on CBS televised from Stockton,CA and I thought, "cool! Stockton's getting some recognition". I also saw evidence of gentrification in downtown Oakland with high-rise condos going up in Jack London Sq. next to the Amtrak station. And there is similar affluent development happening in SATX. BTW congrats on the nuptials! All the best friend! 
And thanks for your phone call. Last year was a train wreck for me. I experienced a barrage of personal tragedies, disappointments, and humiliation in rapid fire succession that had me pulling up the tent stakes and shutting down. Lock & load brother! peace
