It does seem easier to get an FHA - my boyfriend got a loan with a ton of student loan debt. And we did only put about 3% down. But you do have to pay a hefty up front insurance premium (for us about $2k on a $149k house). The good thing though is that you can then transfer your interest rate to a qualified buyer when you sell, and with rates this low that might be a selling point in several years.

It's a good time to find a new property, and a bad time to be selling, that's for sure. We are renting our place out while we live overseas, thank goodness, but when the time comes to actually sell it I hope we will have some insurance that the housing market has rebounded somewhat! I hope you find a great place for yourself...
