Sorry, but you may find keeping a general contractor to his word and on schedule to be as difficult as acting as your own. I swear I'd buy a modular before going to stick building again.
Friends retired to NC and GA tell me their schools and government scare easily. Predictions of an inch of snow or icy roads can cause school and government office closures. Of course, they don't usually have the snow equipment northerners have, so...
Time will tell BB. Doing the Gen.Contracting myself was such a stuggle and omg the mistakes I made of which some were real lulus. Course, I did alot right with it but being in a new area would be more than difficult. I have a couple leads on builders who do custom homes. I'm not looking for anything huge or ostentatious, just unique I'd say. btw - unfortunately I sold my boats before leaving MN. Figured I wouldn't need them here since I wasn't living on a lake. There I go thinkin' again. 
My mother's side of the family hails from east Tennessee--near Madisonville in Monroe County. I don't know if you're in that area (and you certainly don't have to tell me). Beautiful country there!
AOW - I'm just south of Nashville in middle TN. Guess I'm closest to Franklin which you'd probably recognize. But it's beautiful for sure.
